1. Who is responsible for your data

MOP Freedom is a property information and marketing website operated by Amanda Yap and Terence Ho. Amanda Yap and Terence Ho are each CEA-registered real estate salespersons.

If you decide to engage either of them for estate agency services, the relevant licensed agency, Aardvark Realty P/L for Amanda Yap or PropNex Realty P/L for Terence Ho, will also handle information needed for that work under its own applicable privacy practices.

2. Information we collect

When you contact us, we may receive your name, mobile number, email address if provided, property type and location or project, MOP or SSD timing, what you hope to do next, your preferred salesperson and contact method, and anything else you include in your message. If you continue a conversation with us, we may also receive the property and financial information you choose to share so that we can discuss your options.

This website is hosted by Vercel Inc., and enquiry emails are delivered through Resend. Both may process standard technical information needed to operate and protect the site and deliver your enquiry, such as your IP address, browser or device information, pages requested and the time of access. When you click a “Speak With Amanda”, “Speak With Terence”, website or LinkedIn link on this site, we log which page and which link was used, so we can understand how the website is used. We do not log the content of any resulting WhatsApp conversation.

Please do not send NRIC or passport details, bank passwords, or full financial documents through the general enquiry form. If documents are needed for an actual property transaction, the relevant salesperson or licensed agency will explain what is required and how to provide them.

3. Why we use your information

We use your information to respond to an enquiry, connect you with your chosen salesperson, arrange a discussion or viewing, provide information you requested about property options, and keep an appropriate record of our correspondence. We may also use technical information to operate, secure and improve the website, and use or disclose information where required by law.

Enquiries submitted through this website are sent to the same shared enquiry inbox that both Amanda and Terence can access, whichever salesperson you prefer or if you select “Either”. Your preference is included in the message they receive, and it is for them to agree between themselves who follows up. If you later engage a salesperson, relevant information may be handled by that salesperson and their licensed agency for the services you request and applicable regulatory requirements.

4. Calculator information

Our calculators use figures you enter, such as income, debt, cash, CPF amounts, loan details and property costs, to produce indicative results. Those figures are processed in your browser and are not automatically sent to us; we receive them only if you choose to share them in an enquiry or conversation.

Calculator results are estimates. They are not a lending decision or a personalised assessment by a bank.

5. Who receives your information

We share personal data only where needed to deal with your request or meet an applicable obligation. This may include the salesperson handling your enquiry, their licensed agency if you engage them, and the service providers that operate our website and deliver enquiries on our behalf, currently Vercel Inc. for hosting and Resend for email delivery. These providers handle information for the relevant service and under their own applicable safeguards.

If you choose to contact us through WhatsApp, your use of that service is also subject to WhatsApp's own privacy practices. We do not sell your personal data. We will not pass your details to an unrelated business for its own marketing without an appropriate basis to do so.

6. Property updates and marketing

The choice to receive occasional property updates and insights is separate from making an enquiry. You can ask us to respond to your enquiry without agreeing to receive updates. If you opt in, you can withdraw that choice at any time by replying to a message or contacting us using the details below. We will handle promotional calls and messages in accordance with applicable Singapore Do Not Call requirements.

7. Cookies and website measurement

This website does not use Google Analytics, advertising pixels, or other non-essential tracking or measurement cookies. The only technical logging we perform is recording which page and which contact link was used, as described in section 2, which happens on our own server and does not involve a cookie.

Your browser settings may also let you control or remove cookies. Some essential site functions may not work as intended if the technologies they rely on are disabled.

8. Protection, overseas processing and retention

We take reasonable steps to protect personal data against unauthorised access, use, disclosure, modification or loss. Access should be limited to people and providers who need the information for the purposes described here.

Some service providers, including our hosting and email delivery providers, may process or store information outside Singapore. Where personal data is transferred overseas, we will take steps required under Singapore's Personal Data Protection Act to ensure an appropriate standard of protection.

We retain personal data only for as long as reasonably needed for the purposes described in this policy or for applicable legal or business requirements. When it is no longer needed, we will delete or anonymise it appropriately.

9. Your choices and requests

You may contact us to request access to personal data we hold about you, ask us to correct inaccurate information, or withdraw consent for a use of your data, subject to applicable law. We may need to verify your identity before acting on a request. If you withdraw consent needed to handle an ongoing enquiry, we may be unable to continue that service. Withdrawal does not affect uses or retention that the law permits or requires.

10. Other websites and changes to this policy

This site may link to WhatsApp, government resources and other external websites. Their operators have their own privacy practices, which we encourage you to read when you use those services.

We may update this policy when our website or data practices change. The date at the top shows when it was last updated. Material changes to how we handle enquiries should be reflected here when they take effect.

Please include enough information for us to identify and respond to your request, but do not email passwords or identity documents unless we have explained a secure way to provide them.
