The short answer

An indicative value review is a considered starting point, not a formal valuation. It gives you a reasoned range and an explanation of what is likely driving it, so you can decide whether a sale is worth pursuing further - without committing to anything or paying for a formal report you may not yet need.

What affects a property's indicative value

At a useful, non-technical level, the main categories we look at are:

  • Relevant recent transactions, not just current asking prices.
  • Current competing properties in the same estate, project or area.
  • Property type and location.
  • Floor area and layout.
  • Floor level, orientation and outlook.
  • Condition and any renovation carried out.
  • Tenure or remaining lease, where relevant.
  • Current market demand for this property type.
  • Your intended sale timeframe.

What this means for you

Not every difference translates directly into a fixed price adjustment. The significance of each factor depends on the property, the available evidence and how buyers are currently behaving in that specific segment of the market.

What the owner receives

A completed review may include:

This is not, and should not be treated as:

  • A formal valuation report.
  • An HDB valuation.
  • A bank valuation.
  • A valuation prepared by a licensed valuer.
  • A guaranteed selling price.
  • An instruction to list your property.
