MOP Freedom is led by Amanda Yap and Terence Ho, two CEA-registered property professionals who help Singapore homeowners decide what to do after MOP. They start with your numbers - likely sale proceeds, CPF, next-home affordability, mortgage structure and timing - before recommending a direction, and they will tell you when it may be better not to proceed yet.

What should you ask any property agent?

Whoever you choose, the Council for Estate Agencies (CEA) guidance for consumers makes a useful checklist, and we would encourage you to ask us the same questions.

  • Are they registered? A property agent should be registered with CEA through a licensed property agency. Check the Public Register, which also shows their past transaction records.
  • What commission applies, and is GST included? Commissions are not fixed and you are free to negotiate. The agreed rate should be documented in CEA's Prescribed Estate Agency Agreement.
  • Is the agreement exclusive or non-exclusive? An exclusive agreement appoints one agency for a period of up to three months, and you may owe commission during that period even if you transact through another agency or on your own.
  • Will they declare conflicts of interest and referral fees? CEA says your agent should declare any conflict of interest and any referral fees received.
  • How will they work out what you would actually receive? Ask them to show how your outstanding loan, CPF refund and selling costs turn a headline price into cash in hand. Our guide to estimating your HDB sale proceeds shows what that looks like.
  • How would they sequence the sale and your next purchase? Ask how they would approach selling first versus buying first in your circumstances. See should you buy first or sell first?

How is MOP Freedom connected to a licensed agency?

MOP Freedom is a property information and marketing platform. Estate agency work is conducted only by CEA-registered real estate salespersons operating through their respective licensed property agencies. Information and calculator results on this website are general estimates and should be verified against current regulations, financing terms and individual circumstances.
