Condo Owners
Private condominiums follow SSD holding periods, not HDB-style MOP - here's what actually applies.
What this page covers
- SSD holding-period check
- Hold, sell, upgrade or right-size choices
- Outstanding mortgage, CPF and estimated proceeds
- Condo-to-HDB, condo-to-condo and condo-to-landed paths
- Buy-first versus sell-first considerations
Know your SSD holding period
Private residential property carries a Seller's Stamp Duty holding period rather than an HDB-style MOP. Property acquired from 11 March 2017 to 3 July 2025 generally falls within a three-year SSD holding period; property acquired on or after 4 July 2025 generally falls within a four-year holding period. Always verify your exact acquisition date and applicable schedule with IRAS. Try our MOP / SSD Readiness Checker for an indicative date.
Considering your next move
Condo owners past their SSD period are often weighing a move to another condo, a right-size, a landed home, or - less commonly - a return to HDB (subject to eligibility). Whatever the direction, start with your outstanding mortgage, CPF position and estimated proceeds before comparing next-property affordability.
